May 2026 Cromwell Market Update – A Look Beyond the Headlines
At first glance, May's figures suggest the Cromwell market has slowed significantly.

The median sale price fell to $770,282 — down 16% compared with May last year.

But the headline doesn't tell the full story.

During May, 14 of the 35 recorded sales were sections in Wooing Tree, where titles were issued and many sold for under $400,000.

These sales have pulled the overall median price down considerably.

If those section sales are removed, the median price for residential homes was actually around 4% higher than the same time last year.

The days to sell also appear to have improved, falling to 62 days, down 23% on May 2025.

Again, some context is important.

Last year's figure was heavily influenced by four properties that each took more than nine months to sell, which distorted the average.

So what is really happening?

From what I'm seeing on the ground, the underlying trends haven't changed dramatically.

The market remains active, but buyers are becoming increasingly selective.

The strongest activity continues to be in the $750,000 to $1.1 million price bracket, particularly among first-home buyers and investors. There were 15 sales in this price range during May alone.

Properties priced above $1 million are still selling, but they're generally taking longer and require realistic pricing from day one.

The lesson?

Market statistics are valuable, but they rarely tell the whole story on their own.

Understanding why the numbers look the way they do is often far more useful than simply reading the headline.

That's where local knowledge makes the difference.
